5 Signs Your EIFS Exterior Needs a Professional Inspection

EIFS looks like traditional stucco from the outside. But it is built differently, it ages differently, and when it fails, it fails in ways that a standard inspection will not catch. General home inspectors are not trained in EIFS-specific problems. The failure points are different, and so is the inspection process.

If your property has EIFS cladding, here are five signs you should not be sitting on.

1. You Are Seeing Cracks in the Finish Coat

EIFS finish coats are designed to flex. They are formulated to move with the building so they resist cracking under normal conditions. When cracks do appear, especially horizontal ones along floor lines or cracks radiating from window and door corners, something has pushed past that flexibility.

Cracks in EIFS create water entry points. And water behind EIFS is a serious problem because the foam insulation does not dry out the way traditional stucco substrates do. It holds moisture against the sheathing and framing, quietly, and the damage compounds.

2. There Is Staining Below Windows or Around Penetrations

Staining on an EIFS surface, especially below windowsills or around any opening in the wall, almost always points to sealant failure. The joints around windows, doors, and penetrations are where EIFS systems fail most often. When a joint cracks, shrinks, or pulls away from the adjacent material, water gets in.

On coastal properties along the Jersey Shore, this process happens faster than it does inland. Salt air and UV exposure both eat through sealants. A joint that holds up for 15 years in a mild climate may need attention after 8 or 10 years near the ocean.

3. The Surface Feels Soft When You Press On It

Try pressing on an EIFS wall with your hand. It should feel solid and firm. If you find a section that flexes or feels like something has shifted behind it, the system has either delaminated or the substrate has been compromised. Both of those need professional evaluation.

Soft spots are one of the clearest physical signs that moisture has gotten behind the system and damaged the foam or sheathing underneath. They are not something to monitor and check on later.

4. The System Is Over 10 Years Old and Has Never Been Inspected

Most sealant products have a useful life somewhere between 10 and 20 years. On coastal properties, that range shortens. Salt air, humidity, and temperature swings all accelerate sealant deterioration in ways that are not visible until a joint starts to fail.

If your EIFS is older than a decade and has never had a dedicated inspection, the sealant joints need to be checked. Not because something is definitely wrong. But because catching a failing joint before water gets behind the system is the difference between a repair and a remediation project.

5. You Are Purchasing a Property with EIFS

This one catches buyers off guard. Standard home inspectors are not trained in EIFS inspection. They look at the surface and flag what they can see. A proper EIFS inspection involves moisture meters, adhesion testing, and detailed review of every sealant joint and transition detail. That is not part of a general home inspection.

If you are buying a building with EIFS cladding, get a dedicated inspection done before you close. Knowing the condition of the system before you take ownership is far better than finding out about it six months into the mortgage.

Do Not Wait on This One

Moisture problems in EIFS do not resolve themselves. Water that gets behind the system in a coastal environment does not dry out on its own. It stays, and the damage accumulates quietly until the surface finally shows you something. By then, the repair cost is usually much higher than it would have been a year or two earlier.
